Watering Restrictions & Seminole County Fines

With Daylight Savings Time now in effect, residents are reminded that watering schedules have changed.

Allowed Watering Days

  • Even-numbered addresses: Thursday and Sunday
  • Odd-numbered addresses: Wednesday and Saturday

Important Rule

  • No watering between 10:00 AM and 4:00 PM

These restrictions are enforced by Seminole County, not just the HOA. Violations can result in significant fines, so homeowners should double-check irrigation timers and sprinkler schedules.

Assessment Payment Warning: Avoid Late Fees

Residents were reminded to review their HOA payment settings in the homeowner portal.

Some homeowners may still have a fixed payment amount saved from previous assessment rates. If your payment amount has not been updated to the current assessment, you may unknowingly underpay.

Why This Matters

  • Underpayments can trigger $28 late fees
  • Automatic payments do not always adjust automatically
  • Review your portal settings to ensure the correct amount is being drafted

A quick check now may prevent unnecessary charges later.

Yard Maintenance & Leaf Cleanup Reminder

As leaf buildup increases, residents are encouraged to properly maintain their yards and drainage areas.

Important Community Reminder

  • Do not blow leaves into streets or storm drains
  • Leaves should be raked, bagged, and disposed of properly

According to discussions during the meeting, leaves entering storm systems contribute to expensive drainage clogs and maintenance costs that ultimately impact the community.

Residents were also reminded to inspect their mailboxes for:

  • Peeling paint
  • Rust
  • Damage or leaning posts
  • General wear and tear

Small maintenance items help maintain neighborhood appearance and avoid future notices.

Safety Signage & Traffic Enforcement Updates

One of the more important conversations centered around traffic safety within the community.

Police Presence Approved

The board approved continued law enforcement presence in the neighborhood. However, there is an important limitation.

Why Tickets Cannot Be Issued Right Now

Current community traffic signs are reportedly not FDOT certified, which creates enforcement limitations.

Issues discussed include:

  • Speed limit signs being too small
  • Decorative poles not meeting enforcement standards
  • Missing required certification markers

Because of this, officers can currently provide visibility and monitoring, but may not legally issue citations for speeding or stop sign violations inside the community.

A Win for Child Safety Signs

A positive takeaway from the meeting involved a resident-installed “Children Playing” sign attached to a speed limit sign.

The board reviewed the situation and stated the sign was:

  • “Okay”
  • “Approved to stay”

This may provide helpful context for residents concerned about child safety signage and neighborhood awareness efforts.

ARC Update: Fruit Trees Under Review

An Architectural Review Committee discussion involved a homeowner request to install avocado and mango trees in a front yard.

Rather than approving or denying immediately, the board referred the request to the HOA attorney for review.

The attorney will determine:

  • Whether the request is considered “harmonious” with the community
  • Whether restrictions align with Florida statutes and HOA authority

This topic may set future guidance for landscaping flexibility within the neighborhood.
